Complete waste of money
Short version: 6 bags of this seed for full lawn renovation, 1% germination, 100% waste of money. Long version: I was planning to completely renovate the backyard lawn, killed off everything with roundup, waited over 2 weeks. Then tilled, put out HumiChar and raked that in, added BlackKow, seeded with this Pennington zenith zoysia seed, quality starter fert, RGS, covered with peat moss and kept soil moist for 6 weeks straight with irrigation system running for few minutes every 6 hours in the FL sun in May/June, reapplied RGS and starter fertilizer after 3 weeks. Everything in the book to promote optimal germination... Result: 98% weeds, 1% previous type of grass re-emerging, 1% zoysia germination. Now, in November, still nothing of the zoysia has germinated in that part of the yard! I renovated a different section of the lawn in the exact same way, but using zenith zoysia seed of another brand, and that germinated just fine as expected. Complete waste of hundreds of dollars and dozens of hours of labor, very disappointed and never buying Pennington again. And on top of having nothing but a field of weeds all summer long and now going into fall+winter, of course, I will have to spend even more time and money in spring to fix all that. Sure, growing zoysia from seed is not super easy, but if you deal with bags of sterile seed, you just got 0 chance not matter what you do.

It takes 30 days to germinate
We have full sun in our front and it was zoysia which I know also takes lesser water once established. It was a pain to get the seeds started.. it grows slowly - it took over 90 days for us to get a good patchy lush hells strip. It needs patience - a LOT of it. It needs watering - a lot when it's seed and seedling. It needs weeding (unless you can 100% control what the wind brings in - it your lawn needs weeding) and I found it easier to do it by hand vs using chemicals on a new lawn. I need more seed but ♀️♀️ I cannot find it anywhere!!!

Dissatisfied
In all honesty this grass seed takes a lot of water I've only had five or three seeds that sprouted into young growing grass. I'm not sure if I did anything wrong but I'm giving this two star, I wasted money on four bags of grass seeds this is the hardest grass seed to pre germinate. it might take a month for you to pre-germinate these seeds I've spent so much money on these seeds and got literally 0.1% of my seeds growing, four bags of seeds

I watered for over 3 weeks and got nothing.
I watered for over 3 weeks and got no germination. I would not use this product again. I did use Scott's zoysia which is actually the compadre variety and it seemed to work very well. Just my 2 cents.

Not a grass seed for the non-capable gardeners
Zoysia is a great grass & works extremely well even in the Northeast. I can grow it, my neighbors CANNOT. Because I have 8-10 hours of sun per day. My neighbors get shave while I still have sun. Example: If it snows 2 inches, my snow completely melts if it's sunny the next t day & the neighbors have snow for weeks more. Because of the lawns constant sun exposure, the ground is always warmer and exposed to sunlight. This is a MAJOR difference between me being successful & people across the way not. THE KEY FACTORS are, understanding your lawns environment & length of sunlight exposure. Before considering Zoysia seed, it's important to know the environment at hand. Not understanding it, would explain why many folks are UNSUCCESSFUL in growing it, thus wasting time, effort and money. When it grows, it's amazing I would have a brown lawn in the winter, with snow, than a brown lawn in the summer because of water bans or high heat Hope this help you before you consider Zoysia. It's not the seed, it's the lack of environment understanding by the user I will post before and after pictures in the spring

Great back yard
I planted this in my back yard in late Spring. We had good rain in the next two weeks. It grew very quickly and is now doing very well in July. Very good grass seed.

Amazing grass seed.
Make sure you have an area that has a lot of sun exposure. Till the soil at least two inches deep. Water the soil thoroughly. Then plant the seeds. Cover all the seed thoroughly with good top soil. I use Stay Green Lawn Soil. Then water it again. Water at least once every morning. It's best to water early morning and late evening each day. Within a week, no longer than two you will see results of your new grass seedlings. If you follow this information you shouldn't have any issues. My yard looks like a golf course of thick lush carpet. It only needs cutting once every two weeks at four inches. You'll be the envy of your neighbors who waist their money on so-called professional landscaping services.

JUNK
Bought 3 bags of this grass. Followed directions exactly. 7 weeks later not a sign of grass and weeds have taken over the bare spots. A lot of money spent for nothing. I should have bought Scott's.
